Flat roofs and roof terraces are a feature of almost every villa in North Cyprus — and after a long, hot summer, the first heavy winter rain is when any weakness shows up, usually as a damp patch on the ceiling below.
The good news: most terrace leaks start in the same few places, and many can be spotted before they cause damage.
4 checks to make before the rains arrive
1. Clear the drains and outlets
Leaves, dust and debris collect in terrace outlets over summer. Blocked rainwater outlets and missed annual inspections are among the most common reasons flat roofs fail. Clear every outlet and make sure water can run freely to the downpipe.
2. Look for standing water after rain
If puddles are still sitting on the terrace hours after rain, the falls (the gentle slope towards the drains) are probably not right. UK guidance recommends falls of no less than 1:80; anything flatter increases the risk of ponding, and standing water puts constant pressure on joints and waterproofing.
3. Check for cracks, blisters and splits
UV exposure causes crazing, blisters and splits in roof coverings, and thermal movement between hot days and cooler nights leads to cracking. Look closely at grout lines, cracked or hollow-sounding tiles, and any exposed membrane.
4. Inspect the edges and details
Most leaks don't start in the middle of a terrace — they start where the floor meets the parapet wall, around pipes, drains and rooflights. Poor detailing at these points is a classic cause of water getting in.
How we waterproof a roof terrace

When a terrace needs more than a repair, we:
- strip back to a sound base and remove failed tiles and screed
- check and correct the falls where needed so water runs to the outlets
- reinforce every corner, upstand and drain with mesh
- apply a continuous waterproofing membrane, taken up the walls
- re-tile and grout, finishing the details properly
Getting the details right is what keeps a terrace dry for years — and that's where 40 years of UK construction experience makes a difference.
