If the outside of your villa looks chalky, patchy or faded, you are not alone. Intense UV, heat and salt air are hard on exterior paint, and it shows within a few seasons.
What the sun and sea air do to paint
- UV breaks down pigment and binder, so colours fade and the surface turns powdery (chalking).
- Heat cycles make render and paint expand and contract, which causes hairline cracks.
- Salt and dust near the coast sit on the surface and weaken adhesion.
- Water getting behind cracks in the winter rains lifts paint and causes flaking.
Preparation is where a repaint is won or lost
A cheap repaint over poor preparation will peel again quickly. A good one involves:
- Cleaning — removing dirt, dust, salt, mould and loose chalky material (jet washing where suitable).
- Crack and render repair — filling cracks and patching damaged render so water cannot get behind the new paint.
- The right primer or sealer for the surface and the climate.
- A UV-resistant exterior finish applied in the correct coats and in suitable weather.
Autumn is a good time to do it
Temperatures are easier on the paint as it dries, and finishing before winter means the new coating protects the walls through the rainy season.
