A damp patch on the ceiling that was not there in the summer is rarely a new problem. It is usually an old one that the dry months were hiding.
Why damp shows up when the rain returns
Months of strong sun and heat make roofs, terraces and render expand and contract every day. Over time that opens hairline cracks, lifts sealant and loosens flashings. In summer nothing leaks because nothing is wet. The first proper autumn downpour finds every weak point at once.
The usual culprits
- Flat roofs and terraces — worn membrane, cracked screed, or water that pools instead of draining.
- Gutters and downpipes — blocked with leaves and dust, pushing water down the wall instead of away.
- Window and door surrounds — failed sealant or gaps that let rain track into the wall.
- Cracked or blown external render — water gets behind it and shows up inside as stains and flaking paint.
- Poor drainage at ground level — water sitting against the base of walls.
A quick October check
- Walk the roof edge and terrace after clearing debris. Look for lifted or cracked material and puddles that do not drain.
- Clear gutters and run water through the downpipes.
- Look at the ceiling corners and the base of external walls for new stains, bubbling paint or a musty smell.
- Check sealant around windows, doors and any roof penetrations.
How a proper repair works
Painting over a stain only hides it. A lasting fix finds the source first — roof, terrace, gutter, render or drainage — then repairs that cause with the right waterproofing system for the surface. Only after the area has dried properly do we repair the plaster and repaint, so the stain does not come back through the new paint.
Get it looked at before January
A small repair in October is usually quick and affordable. Left until the middle of winter, the same leak can mean soaked insulation, damaged plaster and a much bigger job. If you are not sure what you are looking at, send us photos and we will tell you honestly whether it needs attention.
