    The flights back to the UK are booked. The pool cover is somewhere in the garage. Someone next door has a spare key and has promised to "keep an eye on it."

    That is roughly the level of winter preparation most holiday-home villas in North Cyprus receive — and it is why so many owners return in March to a problem that took four months to grow and twenty minutes to prevent.

    An occupied house defends itself. Somebody opens a window, notices a drip, hears a pump cycling, smells something wrong. An empty house has none of that. Every small fault gets the whole winter to finish the job uninterrupted.

    The Three Things Winter Does To A Closed-Up Property

    It helps to be specific about what is actually acting on the building between November and March.

    Rain, arriving hard. On the 1991–2021 record for Kyrenia, October brings around 39mm, November 38mm, December 57mm, January 59mm and February 51mm — close to half of the year's total in that December–February window. The important detail is not the volume but the delivery. As the Cyprus Mail put it this autumn, rain here arrives as short showers and thunderstorms rather than continuous drizzle, becoming a genuine possibility through October and more likely in the final week of the month. A blocked outlet that would cope with British drizzle will not cope with 20mm in an hour.

    Humidity, with nothing to dry it. Kyrenia's average relative humidity runs at 66% in October, 69% in November and 74% through December and January. In an occupied villa, heating and daily door-opening give that moisture somewhere to go. In a closed, unheated property it simply sits there, hanging around the coldest surfaces in the building — the inner faces of concrete columns and beams, the north wall behind the wardrobe, the back of the kitchen units. That is where the black spotting appears, and it appears without a single drop of rain getting in.

    Cold, but not quite cold enough to be obvious. January averages 10.6°C in Kyrenia with overnight lows around 7.7°C. Hard freezing is rare on the coast, which lulls people into ignoring plumbing altogether. But roof-mounted tanks, exposed pipe runs on flat roofs, pool plant and outdoor shower feeds sit above the sheltered microclimate the house itself enjoys, and inland or higher sites — Bellapais, Karmi, the Nicosia side — run colder than the Kyrenia seafront.

    Water Is The Expensive One

    If you only do one thing on this list, do the water.

    Specialist insurance data makes the case better than we can. Prestige Underwriting's figures for this year, reported in the UK insurance trade press, show that 41.4% of claims on unoccupied and holiday home policies exceeded £20,000, and 22.4% exceeded £50,000. Escape of water is one of the most frequent and most expensive causes of domestic claims, and in an empty property it is uniquely destructive: there is nobody to turn the stopcock off. A failed flexible hose under a sink that would make a mess over ten minutes in an occupied house makes a structural problem over ten weeks in an empty one.

    The same reporting noted that 71% of brokers saw more claims reduced for underinsurance in 2025 — worth a thought if your building sum insured was set when you bought and has not moved since.

    Then there is the other water problem, which gets almost no attention here. Legionella bacteria multiply in water held between 20°C and 45°C — a range a roof tank in North Cyprus spends a good part of the year inside. UK environmental health guidance treats a closure of a month or more as the point at which a water system needs full recommissioning before use rather than simply being turned back on: flushing through without generating spray, disinfection, and heating the hot water system through to 60°C. For a property left for a whole winter, the cleaner option is to drain the system down rather than leave it standing.

    Your October Checklist

    Walk the property with this list before you leave. Most of it takes an afternoon.

    Water And Plumbing

    • Turn the mains stopcock off at the boundary, not just at the house
    • Drain down the system — taps opened, roof tank emptied, pipework left dry
    • Isolate the immersion heater and solar hot water cylinder electrically
    • Check every flexible hose under sinks, basins and behind the washing machine; replace anything over five years old
    • Leave WC lids down and a little trap-seal protection in rarely used gullies

    Roof, Terrace And Drainage

    • Clear every roof outlet, gutter and downpipe of summer dust, leaves and bougainvillea debris
    • Check flat-roof and terrace upstands, pipe penetrations and the perimeter of any solar mounting
    • Check falls — water that stands is water that eventually gets in
    • Clear ground-level gullies, light wells and the soakaway or drainage run

    Envelope

    • Close and lock every window and door, and check the drainage slots in the bottom of sliding frames are clear
    • Check external render for open cracks, especially at window heads and corners
    • Secure or store terrace furniture, parasols, pergola fabric and anything that becomes a projectile in a southwesterly

    Electrics

    • Leave the supply on if a dehumidifier, alarm or camera needs it; isolate individual circuits rather than killing the board
    • Unplug televisions, routers, inverter aircon controllers and anything with a sensitive PCB — surge protection at the board is better, if you have it
    • Test outdoor socket and junction box gaskets before the rain arrives

    Pool

    • Clean, balance and shock before you go — do not leave it to chance
    • Drop the level below the skimmer line, winterise the plant and cover
    • Do not leave a pool full, uncirculated and uncovered for five months

    Air And Moisture

    • Leave internal doors and wardrobe doors open so air can move
    • Pull furniture 50–75mm off external walls, particularly off concrete columns
    • Strip beds, lift mattresses, leave nothing damp in a cupboard
    • A small dehumidifier on a hygrostat and a drain, where power allows, is the single most effective thing you can leave running

    Admin

    • Confirm the unoccupancy clause in your policy — many restrict cover after 30 or 45 days empty
    • Give a genuine keyholder genuine instructions, and leave the stopcock location, board layout and a contact number with them
    • Arrange a proper mid-winter inspection, ideally after the first heavy rain in December

    The Cheapest Version Of This Job Is The One You Do In October

    Nothing on that list is difficult. What makes it worth doing properly is the arithmetic on the other side. Repair work in North Cyprus is not getting cheaper — industry commentary this year points to construction costs up around 20% year on year, and a market where buyers are scrutinising condition far more closely than they were in 2022. A villa that has spent four winters quietly growing mould behind the wardrobes shows it, and it shows up in the price.
